DBIA Unveils New Position Statement on Procuring Design-Build Teams

DBIA is excited to announce the release of our updated position statement, Procuring the Design-Build Team. This critical document advocates for prioritizing team qualifications, values and cultural compatibility over traditional metrics like price and schedule. The statement reflects DBIA’s belief that the success of a design-build project is driven by the strength of the team behind it –– one that shares values, builds trust and is committed to integrated project delivery.

Developed by a small working group of DBIA National Board Members, the document brings together diverse perspectives from designers, contractors, architects and engineers to offer practical guidance on forming high-functioning design-build teams.

“The new Position Paper acknowledges the varied and evolving methodologies around the formation of high-functioning design-build teams,” said subcommittee member Shannon Gustine, LEED AP BD+C, DBIA, Regional Vice President at Hensel Phelps. “It provides practical guidance and considerations for Owners when developing a solicitation and ultimately selecting a design-build team.”

Key Highlights of the Position Statement:

  • Team Selection Criteria: The document outlines essential qualifications that should guide the selection process, focusing on team compatibility with project goals and values.
  • Selection Methodologies: DBIA explores several approaches, including full team selection, core team selection and the design-builder first method, providing insights into the advantages and challenges of each.
  • Collaborative Practices: Emphasizing the importance of collaboration, the statement encourages Owners and design-builders to work together from the earliest stages of team formation to build trust and ensure project success.
  • Avoiding Pitfalls: The position paper also highlights common pitfalls in team selection, advising against methods such as design professional first procurement and unilateral Owner selection.

To complement the release of the new position statement, DBIA will host a Design-Build Delivers Webinar, Procuring the Design-Build Team, on Oct. 30 at 2:00PM ET, to further explore the guidance.
