Challenge Design-Build Project Delivery Addressed
Design-build was literally the only way this project could have been accomplished given the timeline requirements. Design-build of 465,000 square feet of existing office space into a mixture of class-A office space and electronics labs inclusive of all new mechanical and electrical systems, structural upgrades and high-end finishes throughout the space. To program, design and build a renovation of this magnitude in just 6 months, design-build delivery facilitated a target value delivery through real-time designer/end-user programming and prototyping, continuous estimating and fast-track scheduling. Without this collaborative approach, trust and respect, the project could not have been accomplished on time.
Summary
Design-build delivery coupled with collaboration was the formula to overcome an impossible timeline to design and build Lenovo’s campus for their to-be acquired IBM x-86 server division. 465,000 square feet of major renovation, 2 four-story buildings, in 6 short months. 107 days from building permit to TCO, at a pace of nearly $1 million per day, this project exemplifies implementations of lean techniques, sustainable design/construction and most importantly teamwork, overcoming a nearly impossible schedule successfully.
