As the producer of Nature Made® among other leading brands, Pharmavite recognized the need for a new facility to support innovation and meet customer expectations. In 2022, the company committed to developing Project Sunrise, a 225,000-sq.-ft., $252 million facility designed to establish a resilient, scalable manufacturing hub aligned with its growth strategy.
Pharmavite’s goal was to have the facility operational within two years of groundbreaking. The team achieved that goal on budget and on schedule through a design-build approach that eliminated traditional silos and established an integrated project structure. The Owner, designer, builder and key trade partners were aligned from day one, allowing the team to identify modularization and prefabrication opportunities during design rather than later phases.
Project Sunrise also demonstrated the benefits of using BIM and VDC in the field, not just in the office or job trailer. A dedicated VDC coordinator developed a comprehensive BIM Execution Plan early in the project, allowing the team to coordinate every element down to pipe hangers, isometric spools and process valving clusters. The project team also used DroneDeploy technology to conduct exterior and interior 360-degree scans of as-built conditions, enabling stakeholders to “walk the site” remotely. This living digital asset also laid the groundwork for long-term facility management.
Effective Leadership Reaps Community Benefits
Project Sunrise’s notable CORE philosophy –– Care for People, One Team, Realize Sustainability Value and Execute with Excellence –– served as a behavioral contract featured throughout project documents and embraced by project personnel. Design, construction, procurement, CQV and trade partners came together regularly to share expertise, evaluate scope and cost considerations, and ensure constructability.
Pharmavite’s completed facility is also projected to create 225 local jobs and generate approximately $15 million in annual payroll. Employees have extended that impact through volunteer work in the community. In 2025 alone, they participated in 15 volunteer events and contributed more than 360 hours to organizations, including the Mid-Ohio Food Collective, Healthy New Albany, Habitat for Humanity and others. Project Sunrise demonstrates how effective design-build leadership can create tangible benefits for the surrounding community.
